Specification

STRUCTURE:-

  • RCC column foundation.

  • Brick work for main walls be 9” thick using CM 1:6 and partition walls will be 4 ½ ” using CM 1:4

  • RCC 1:2:4 for lintels cum sunshade and roof slabs

  • Inner walls plastering with CM 1:4

  • Outer walls plastering with CM 1:6

  • Floor height will be 3’0”from the road level and roof height will be 10’0” from finished floor level to the roof level.

  • P.C.C 1:5:10 for bed concrete of the ground floor.

  • Necessary waterproofing treatment should apply for the whole structure.

  • Parapet walls of 9” thick brick works for 3’0” height from roof top level.

  • Weathering course with water proof white tile.

FLOORING:-

Flooring with branded 2’ x 2’ Marbonite tiles flooring and 4” Height skirting.

Bathrooms (Attached) :

Ceramic Tile flooring and 7’0” height wall dadoing with the same.

Kitchen :

  • 2’0” Wide RCC open loft as per the drawing enclosed.

  • 4” x 1’0” x 7’0” open cupboard with cuddapah slab (12”Width)

  • Granite (or) Stainless Steel sink (Parryware made).

  • 2’0” Ceramic Tiles above kitchen slab upto lintel level.

Wood Work :

  • The main doors in teak and all other door frames with quality country wood.

  • The entire door shutters with good quality flush doors (skin Doors) and main door will be a teakwood-paneled shutter of chosen designs.

Carpentary Fittings :

  • Main Door – Good quality brass fittings and lock (Godrej make Verti bold)

  • Other Door – Powder coated fittings, Branded Mortice lock as approved by client considered.

  • Windows – wooden window with glass shutters fixing

ELECTRICAL WORKS:-

  • Electrical wiring will be concealed suitable for 3 – phase supply.

  • Each flat will be provided with power points for refrigerator, Water Heater, air condition provision in all bed room, washing machine etc.

  • Bedrooms will have two light points and one fan point. TV and Telephone points will be provided in living, family and all bed rooms.

  • Switch board will have one 5 amps plug socket. Kitchen will have 5 Amps and 15 Amps power points as considered by architect. Modular type switches and sockets anchor make will be provided. TV and Telephone concealed wiring.

PLUMBING WORKS:-

  • All pipelines will be good quality CPVC for inner and ISI PVC Pipes with G.I.Fittings.

  • Wash basin, closets are white colored ‘Hindware’ or ‘Parryware’ and the EWC and IWC are as mentioned in the drawing

  • Taps with C.P. (Jaguar/ Yes Yes) taps fittings.

PAINTING:-

  • Varnishing for main doors.

  • Two coats of standard quality enamel paint over the primer coat for all doors and windows (Asian).

  • Two coats of standard quality exterior emulsion paint over the base coat for all walls.

  • Painting for inside walls will be well prepared for painting and for occupation first quality emulsion of approved shades over one coat of primer specified over the prime Ramco patty in the plastered surfaces.

Pest control will also done as per the norms.
